| What the client asked for
A modern, well coordinated, well detailed home that looks similar to the original 70-year-old structure and blends with Seattle's established Meridian neighborhood, just southeast of Green Lake.

The 70-year-old house before most of the structure (all but two rooms) was demolished and rebuilt. |
Solutions
Demolished most of poorly constructed existing house, preserving two rooms to qualify for remodeling status with the City of Seattle and maintain the attractive siting.
Replaced the original house foundation and all utilities. Installed new mechanical, lighting, and security systems.
Designed replacement structure in the Dutch gambrel style of the original, with all the charming details the owners liked about the old house. Had all casings custom made and selected doors, windows, and hardware to match the original appearance.
The upper level consists of two children's bedrooms with a shared bath, a laundry area, and a master suite with walk-in closet and full bath. The main level has larger living and dining rooms and a new entry, kitchen, family-dining/family rooms, and powder room.
The basement has a family/recreation room, a 3/4 bath, an office/hobby room, and a mechanical/storage room. The basement has standard head room and access to the outside. The existing detached garage has a new roof deck.
Coordinated with a landscape architect to develop a patio off of the new family room and a deck off of the dining room leading to the new garage-roof deck and landscaping around the new entry. |
